    The roof over your head is what stands between you and the elements, and it’s important to keep it in good condition. Not only will this protect you from obvious problems like rain damage, but it will also increase your home’s value when it’s time to sell. 

    Leaking roofs can lead to water damage, mold growth, attic or ceiling damage, rotted wood, pest infestations and structural issues. Regular maintenance will catch these problems before they become more expensive repairs. Roof coverage or replacement usually falls under an insurance claim not a home warranty.  You might then ask, what is covered by home warranty? Generally it is more for home systems and home appliances. 

    1. It Prevents Water Damage 

    Your roof is your home’s first line of defense against rain, wind and snow. It protects you, your loved ones and your belongings from the elements but can become damaged over time. This can cause rot, mold, mildew, water damage and structural issues which will significantly decrease your property value. 

    Regular inspections and maintenance can catch minor problems before they escalate and save you money in the long run. It can extend your roof’s lifespan, prevent costly repairs and save on energy costs. 

    Regular inspections can also identify issues like leaking and damaged tiles, rusting flashing, clogged drainage systems and rotting rafters. It can also eliminate the risk of critters entering your home through an unprotected space. It can also trim overhanging branches, eliminate safety hazards and clear debris build-up. 

    2. It Extends the Life of Your Roof 

    A well-maintained roof will keep your house in good shape, extending its lifespan and increasing its value. Keeping your roof in top condition can also help you avoid expensive repair bills in the future.

    These not-so-obvious protections increase the value of your house by giving buyers peace of mind that they can move in knowing their family will be safe from the elements and their budget will not explode due to expensive repairs. Additionally, regularly cleaning and addressing minor repairs protects the overall quality of your roof, maintaining its curb appeal. 

    4. It Prevents Mold and Mildew 

    Molds and mildew thrive in moist areas, causing structural damage to roofs, siding, and interior surfaces. They are also unsightly and often have musty, earthy odors. 

    Roof leaks deny natural air the chance to reach and dry damp roof materials, promoting mold growth. Eventually, the spores can travel to other areas of the house, ruin furnishings, and stain walls and ceilings. They can also compromise indoor air quality, leading to runny noses, itchy eyes, persistent coughing, and a host of other respiratory problems. 

    Regular roof maintenance prevents the formation of mold and mildew by eliminating roof leaks, trimming shade trees to avoid overhanging debris that traps moisture, keeping gutters clear, and installing ridge vents. These preventive measures also reduce moss and algae growth, both of which can damage shingles. 

    5. It Increases Curb Appeal 

    Your roof is one of the most visible components of your home. It is also a major factor in your home’s curb appeal. An ugly or damaged roof can detract from your home’s overall look and make it less attractive. Regular cleaning and maintenance can help prevent discoloration and damage from algae, moss, and other elements. 

    A beautiful roof can add to your home’s visual appeal and increase its value. A variety of roofing materials are available, and the choice depends on your architectural style, climate, cost, and maintenance requirements. 

    Studies have shown that homes with more attractive exteriors are able to sell faster and at a higher price. Therefore, a new roof or well-maintained existing roof can be an excellent investment for homeowners who want to improve their home’s marketability.
